What is known as of today

The thermal spa project at St. Kanzian am Klopeiner See has been in planning since 2024. This page summarises what is publicly known as of the date given — no more and no less. It is updated when the situation changes; the date above shows what the information refers to.
We are the project’s planning team. We do not comment on the political procedure; the municipality of St. Kanzian am Klopeiner See and the Province of Carinthia answer on that.
Where the procedure stands
- Site settled. The project is planned for the eastern bay of Klopeiner See. The earlier comparison with the northern shore was decided in favour of the eastern bay.
- Council decision of 2 July 2026. The municipal council approved the civil-law contracts with the project developer covering construction and operation.
- Approval by the Province of Carinthia is pending. Rezoning follows only after that.
- Financing is not concluded. It has been described publicly as the decisive open point.
- Time horizon. Completion is publicly stated as 2030 at the earliest.
These are procedural positions, not commitments. Approvals, dates and financing do not rest with the planning team.

Frequently asked questions
Can anything be booked at the spa yet?
No. There is nothing to book. The spa is a planning project; completion is publicly stated as 2030 at the earliest. There are no prices, no dates, no reservations and no waiting list. Anyone looking for a spa stay in Carinthia will not find one here.
Where exactly is the spa planned?
In the eastern bay of Klopeiner See, in the municipality of St. Kanzian am Klopeiner See, Völkermarkt district, Carinthia. The location was debated publicly for several years — the northern shore was also under consideration. The decision went in favour of the eastern bay.
When will construction start?
That is not settled. Before construction can begin, approval by the Province of Carinthia, rezoning, the building permit and the conclusion of financing are all required. We give no date because there is none, and anyone who gives one cannot know it. Completion is publicly stated as 2030 at the earliest.
Is financing secured?
No, not according to what is publicly known. Financing has been described as the decisive open point. A different position would be noted here.
Why is it taking so long?
A project of this size in Austria passes through several separate procedures that build on one another and each carry their own deadlines: site and zoning questions, spatial-planning review, environmental assessment, municipal decisions, provincial approval, building procedure. These procedures are public and open to inspection. They are not fast, and that is by design.
Who is designing the project?
Schulz Architektur ZT GmbH together with BlendRaum (DI Boško Marušić), in equal parts. The architecture, the programme, the drawings and all imagery in this portfolio are ours.
Who will operate the spa and the hotel?
Future operation is not finally settled. We do not comment on operators or contract terms — that is a matter for the project developer.
How large will the spa be?
Approximately 9,200 m² of spa landscape with some 1,200 to 1,400 m² of water surface, designed for around 800 guests at a time, divided into a family and sports area and a quiet area for ages 16 and over, with separate circulation and a shared entrance and restaurant.
What happens to the landscape at the lake?
The design is conceived as a built landscape: cascading volumes with walkable roof surfaces that settle into the terrain rather than standing in front of it. The relationship to the Karawanken range is part of the architectural idea. The height development has been revised several times.
