Klopeiner See

Therme St. Kanzian is located in the picturesque municipality of St. Kanzian am Klopeiner See, in the heart of Carinthia (Kärnten) in southern Austria.

Nestled between warm alpine lakes and the gently rolling foothills of the Eastern Alps, this region is one of Austria’s most scenic and fast-growing leisure and tourism destinations.

Improved rail infrastructure makes access to St. Kanzian more efficient and attractive for both domestic and international visitors. With the opening of the new ÖBB Koralmbahn and the expansion of services, travel times have been significantly reduced.

The entire development site for Therme St. Kanzian, which includes a thermal spa, a 4-star superior hotel and an apartment hotel, spans approximately 50,000 m² of prime lakeside land near Lake Klopein in Carinthia. The site stretches 600 meters.

This spacious site allows for a phased, landscape-integrated development, with each component strategically positioned to take advantage of the natural slope and lake views.

Klopeiner See lives off the summer. As Europe’s warmest bathing lake it fills the village from June to September — and empties it again afterwards. A thermal spa does not extend that season; it removes it.

A facility open 365 days a year changes the arithmetic for everyone: restaurants, accommodation, retail and the people who work in them gain a full year instead of a summer. That is the difference between seasonal work and permanent jobs — and it is the project’s real value to the village and the region.

A project this size changes a municipality. For that to be felt in daily life rather than only in a balance sheet, access for local people is provided for in the operating concept — as a fixed part of operations, not as a gesture.

Equally important: the zoning is directed at tourism use only; second homes are excluded. The site stays in tourist use and will not become a quarter that sits empty in November.

A generous forecourt lies in front of the main entrance. It is not only an arrival space: it is available to the municipality through the year for events and local occasions.
